Been frustrated trying to find a good property to buy?

every property that sells makes it to the RMLS, the Internet or the Paper!
A real estate professional knows what their buyer is looking
for, and knows the best way to get it. Our days are filled with
communicating with buyers, current sellers, other agents and potential
sellers...YES, Potential Sellers! If
you, as the buyer, work like a good salesperson, you will hear about the
properties we are pricing BEFORE the general public..let
me explain.
You see, it's no secret that every good salesperson works very
hard at doing everything it takes to constantly be in the Top
- Of - Mind of his prospects and clients.
Now imagine, we are sitting here receiving call after call from
owners that are interested in finding out what there property is worth (they are
responding to the thousands of monthly mailings from our office). In the
course of our conversation Chris and I look at our TOP -
OF - MIND Buyer list and your name fits the property we are talking
about! What do you think, we just say to the owner your property is worth
$XXX and thank you for calling? Never happens!
We're on the phone talking about the right location, style
and price for..... YOU (we can't
remember everyone's desires so we keep a written list close to our phone) ...SO
we say, "Mr. Seller, as a matter of fact we have a
party that we believe would love your property. If you will give us a one
party listing, we will save you some money since we won't incur expensive
marketing costs." BAM!
You're in the drivers seat of the perfect property for you!
There is one more insider secret you should be aware of. Some
listings are taken as office exclusives, either for the entire listing period or
for a short period of time, say two weeks. In
other words, it won't go into the RMLS at all or for a period of time!

other available buyers.
